Home Selling Process
I
have developed a unique, comprehensive and full service home
selling system that is designed to successfully achieve for you what
I have found to be the top three objectives of most home sellers:
- To Sell your home for the Highest Possible Price
- In the least amount of time
- And with the least inconvenience to you and your family.
My home
selling system begins working well before we actually put your home on
the market, with a CMA - Comparative Market Analysis. Using the CMA,
I will recommend a price, as well as a time frame at which you should
look to reduce your price as I continue to market your property. Of course,
the price that you choose to list for is ultimately yours, but before
overpricing your property, read my report on Proper Pricing.
After I deliver and discuss the CMA with you, I will begin to help you
prepare your home for marketing. The first night, I will be able to suggest
some little things that you can do to market the home, however, I am not
a designer - so for that reason, I have one that I partner with for home
sales. Dawn Munden, of Update Interiors - a local Interior Design firm
- will be available to come to your home for a two hour consultation.
She will give you a report including recommendations for you to maximize
the profit you get from your home. Again, it is your choice which ones
you would like to implement, however, it is important to remember that
she is not an agent, and represents a member of the public - the same
public that will come to view your home as you market it!
If you are someone who simply doesn’t have the time to implement the ideas
that Dawn suggests, I can solve that for you as well. I have another
professional partner who is available at a very discounted rate to implement
some or all of Dawn’s suggestions for you.
Once you have your home to the point that you feel it is ready to be presented
to the market, I will put our Marketing plan into action. Using a number
of different media - including newspaper, television, direct mail and,
of course, the internet, I will market your property 24/7 until sold.
It is important to get people working for you as you sell your home as
well… like other real estate counterparts of mine, as well as friends
and neighbours of yours! For that reason, I will conduct open houses
for both other agents, as well as for the public. This helps to raise
awareness about your listing, amongst both the professional sellers and
the general public.
Additionally, I understand that you want to know about the progress of
your home’s sale. I will provide you with consistent, continuous feedback
on the progress we are making, the real estate developments in your neighbourhood,
and recommendations as to how I should continue with the selling process.
Finally, I will work with you from the moment we first meet, through long
beyond the closing, to ensure that you are completely satisfied with the
services I have provided in one of the most important transactions of
your life!
