The Fun Part!

Step 5 - Home Tours

The home tour is the point at the process where things get really exciting. Touring potential houses is fun and interesting, as you begin to imagine yourself in a new home. There are a few things to keep in mind while you tour however:

  1. Look beyond the furnishings. Often people with wonderful décor are able to sell the home based on the initial appeal of the home, but as a buyer, you must remember that the furnishings are going with the seller! Try and remember to look at things like room sizes, amenities, finishes, layout, quality of construction, impending repair needs and other things that you will be adopting if you were to take the home.

  2. Try and focus on the top 3 you've seen - after a few homes, it becomes very easy to muddle the homes together in your mind. If you try to narrow it down to the top 3, and simply discard the rest, you will be much more successful in making the right decision for you.

  3. Be prepared each time you go out to actually purchase a home - there is nothing more disappointing than finding the home you think fits you perfectly, waiting a day or two to decide, and having it sell in the interim. Remember, you have narrowed the field with your initial work - there is a good chance you will find the one!

Step 6 : Making an Offer

Once you have decided on a home that best suits your needs, it is time to make an offer on the home. The first step is to have me do a Market Analysis for you, to help determine what fair market value is by examining recent sales in the area. With that in mind, I will write up the paperwork for you, including any addendums, schedules and additional clauses that will protect you in the purchase. The offer will be conditional, meaning that it will not be finalized until you have a few items clarified about the home, including such things as an inspection, final approval for financing etc.
